What is included in a typical standard set of house plans?

  • Depending on the size of the home and number of stories, each set of house plans will include one, two or three sheets to scale detailing the layout of the rooms in the house, dimensions, door and window locations, stairway, railing and fireplace locations, ceiling heights, plumbing fixture locations, general cabinet and island locations, coffered ceiling details, and key notes and details specifying any special design features throughout the house.

2. Elevations

  • The house plan exterior elevations show the front, back, right and left sides of the house. Courtyard plans may also include an elevation drawing of the interior of the courtyard. Elevations show wall heights, door and window header heights, roof pitch and slope, covered patios and chimneys. In addition, the house plan elevations show details such as stucco or stone accents, exposed wood or metal beams and headers, stucco pop-outs, overhangs, fascias, parapets, and any other accents or details on the exterior of the house plan.

3. House Foundation Plan

  • The foundation plan for the house will vary depending on the plan. The foundation plan will include the layout of the footings, pads, posts, slab and basement walls along with locations of bearing points. Some plans have options for different foundation types.

4. Roof & Floor Framing Plan

  • The roof plan includes information on the slope, pitch and overhangs of the roof.  The direction and span of roof and floor trusses and joists are detailed on this sheet. Bearing walls and beam locations are noted on this plan as well.

5.  Cross-Sections

  • House plan cross-sections are a cut-away view - what you would see if the house were sliced in half. Cross sections show how the foundation, slab, walls, trusses, roof overhangs & slopes, parapets, insulation, posts & pillars, doorways, stairs, windows and changes in floor and ceiling heights relate to each other.

6.  Electrical Layout

  • The electrical layout shows locations of outlets, switches, recessed lighting, wall sconces, flood lights, chandeliers, ceiling fans and other electrical locations throughout the house. Depending on the plan, the electrical layout may be included on the floorplan.

7.  House Plan Notes and Details

  • This plan includes notes and details relating to building codes, typical wall sections, and special features such as stair details or green building materials. Other special details such as cabinet details may be provided as well, depending on the plan.
